Costs

 

No property is exactly the same and our fees will reflect the particular requirements of your sale/purchase/re-mortgage/mortgage transaction e.g. dealing with a leasehold flat or an unregistered title is much more complex than dealing with a registered leasehold or freehold house. As a result we cannot give you a definitive estimate of costs until we have full details of your intended transaction.

 

Our fees for purchasing a leasehold or freehold house start from £545 plus VAT plus disbursements (i.e. searches, stamp duty, land registry fees, notice fees and bank transfer fees) and the average fee for a house purchase that does not have any unexpected complications or unusual/additional instructions from you is £545 plus VAT plus disbursements.

 

Our fees for selling a leasehold or freehold house start from £485 plus VAT plus disbursements (i.e. land registry fees and bank transfer fees) and the average fee for a house sale that does not have any unexpected complications or unusual/additional instructions from you is £485 plus VAT plus disbursements.

 

If you are purchasing a leasehold flat or a leasehold or freehold house with a management company there will be additional fees of £200 plus VAT as these transactions are more complex to deal with.

 

Our fees for mortgaging or re-mortgaging your house are £485 plus VAT plus disbursements (i.e. search fees, land registry fees and bank transfer fees) unless there are any unexpected complications or unusual/additional instructions from you.

 

If you releasing money from your home under an equity release scheme our fees are higher as these transactions are more complex to deal with. Our fees for an equity release are £750 plus VAT plus disbursements (i.e. search fees, land registry fees and bank transfer fees) unless there are any unexpected complications or unusual/additional instructions from you.

 

We will always give you an individual cost estimate at the start of your transaction taking into account any actual known features and any of your specific/particular requirements. Of course, if your transaction did have any unexpected complications or additional/unusual instructions from you, we will always inform you of any additional/potential charges and discuss these with you before they are incurred.

 

 

Experience

 

Your transaction will be undertaken by the Residential Conveyancing Department which has one Solicitor and one Conveyancing Executive with over 30 years experience between them.
